Buyer Suggestions: How to get the most out of your
inspection
- Attend the entire inspection
- Be unaccompanied and without distractions
- Voice any concerns you have about the home
- Have both (or all) principal buyers there
- Please be on time and plan on 2 - 3 hours
- If it is important for other people to attend, we
have found your inspection will be better is they arrive about 2 hours after the start of the
inspection
Seller Suggestions:
To make
inspection smoother & faster
- Physically confirm gas, water, &
electric utilities are on
- Secure pets (if applicable)
- Test smoke & carbon monoxide
detectors. Replace dead batteries and burned out light bulbs
- Ensure clear access to attic,
furnace, water heater, electric panel & crawl space
- Radon test protocol requires closed
doors & windows for 12 hours prior and 48 hours during the test. Doors
& windows should be used as little as possible.
SELLERS: We realize
that we (& Buyers) are GUESTS in your home. Buyers want to visualize
the home as theirs, this can be done best if you leave and give
them some privacy. Allow 3 hours minimum prior to returning. The inspector is not your enemy.
We have found that
following or challenging the inspector is simply not a good
idea.
